Project Overview

A 1990s single level battleaxe home in Manly Vale, nestled in a stunning high bushland setting with exceptional views.

Needing more space to accommodate their growing family, our clients realised the potential of the large sub-floor / garage area.

And to take full advantage of THAT view and their love of entertaining, they dreamed of a spacious and stylish upper level Al Fresco area overlooking a sparkling pool. Summers will never be the same …..

Client Brief

More space and lots of style!  Working with Action Plans, they developed inspired plans to transform the lower level garage into a spacious living area leading to two bedrooms, a study and bathroom.

Upstairs – to turn the simple balcony that led from the kitchen into an Al Fresco Haven.

The clients were meticulous with their design aesthetic having fully researched their fixtures and finishes. They literally had detailed drawings that were waiting to come to life.

The Challenges We Faced

  • Surrounded by pristine bushland on three sides, the property has a BAL FZ rating. (Bushfire Attack Level – Fire Zone). Understanding the standards and strict safety requirements of this rating is our specialty. From approved building materials to non combustible sealants and fire rated shutters, we’re able to guide our clients through the BAL compliance process.
  • Transforming and extending the lower level garage into a spacious living area required the excavation of a vertical rock wall. It was a lot of work, but we got there in the end!
